We provide a complete property management
service including rent collection, maintenance, property
inspections, body
corporate AGM’s and rent appraisals.
OUR SERVICES
- Locating and selecting the right tenants:
Prospective tenants are shown through the property and
we use this time to assess the nature and attitude of the
interested
parties. We then have an extensive screening process to
ensure that your property is rented to careful and reliable
tenants.
- Checking rents regularly:
Monitoring rent payments is a vital part of making sure your
investment is paying its way. We run a proven property
management computer system where rent payments are monitored
daily.
Rent is paid directly to our Trust Account and transferred
fortnightly to your bank account. Each month, we forward
you an itemised statement by mail and email detailing all
rental income, payments and expenses.. Property reports,
market trends, and news letters are also sent at this time.
- Property inspections:
Prior to each tenant’s occupancy a condition report
is prepared that thoroughly details all aspects of the property,
including a chattel inventory. Our first inspection is undertaken
within one month of the tenant moving in and then a routine
inspection every three months. A detailed report is then
sent to the property owner.
- Vacating Tenants:
We ensure that all chattels and furnishings are accounted
for and the property is left in a clean and tidy condition.
(Bearing in mind general wear & tear). All keys and
remotes returned and rent paid to the date of departure.
- Know the legal Acts that apply:
The Bayside team are fully conversant with the Residential
Tenancy Act and other associated legislation and will be
acting on your behalf at all times to ensure we provide
the highest level of service to minimise your risk.
- Have open communication with property owners and tenants:
We have found that good communication with the tenants, undertaking
regular inspections and continual communication with our
investors minimises disputes and any other problems. Our
customers – both property owners and tenants are
able to raise any issues with us and know that they will
get a prompt response.
- Tenancy Tribunals and Rent arrears:
Should tenants fall behind with their rents and frequent
requests fail to bring a result, the tenant arrears will
be filed with the Tenancy Tribunal. The property owner
will be kept informed at all times and no fees will be
charged for mediation or tribunal appearances.
